House Clearance

I personally grew up in the house clearance trade based in Hampton and Chertsey and believe I have a wealth of experience which can be attributed daily in the Friendly One’s day to day business.

We handle all jobs from small items to file disposal / office waste to complete strip-out.

Clearances for Housing Associations

We have serviced both Action Housing - now A2 Dominion Housing - at 113 Uxbridge Road, London, W11 for 4 years with their maintenance departments and void works contractors. we have also been responsible for clearances in school, play centres and old people's homes for Ealing Council, London.

We can attend when required and you can depend on us to be reliable and prompt.

Electrical Equipment (WEEE) Disposal

All electrical equipment is removed and disposed of in accordance with European regulations with fridges and air-conditioning units being taken to a designated site in Southend.


For safety of clients and staff, properties which require fumigation will be treated prior to works starting - this would be in the case of drug related scenes (including needles/blood), 'life extinct' premises and heavy soil.

Waste Recycling

We recycle as much as possible of the waste we collect such as timber, metal, paper etc with electrical items treated as previously noted.

Rubbish Removal

Our experience makes any job possible and having worked in Central London for many years, awkward spaces/situations are somewhat of a speciality.

Garden Clearance

All garden waste cleared including from out-buildings, sheds and garages (asbestos included). Unwanted out-buildings, sheds and garages can also be cleared in their entirety. Tree work including lopping, pruning and removal is also offered.

Site Clearance

We attend trading, factory and housing estates and bring them back up to spec by scraping all borders, edges, clearing waste and with application of weed-killer where required or is necessary.


All un-recyclable waste is taken to a recognised waste disposal site in North West London – McGovern's Waste Transfer Station, Claremont Way, London NW2

Our Transport

We currently have two large Ford Transit LWB Luton Vans, smart vehicles which are fully sign written and compliant with new emission regulations. Each vehicle has a cubic capacity of 10 cubic yards putting a skip in the shadows by comparison - also you would have to load the skip personally.

Building Works

We offer a fencing service, any size/style along with decking, paving, patios, walls and general garden renovation. We attend with a team of experienced men, fully equipped for the job with a total 75 years experience shared between them.


We have years of experience of taking properties back to the bare bones enabling you to get on with your project more quickly. An electrician is available to isolate and deal with any electrical issues which may arise.

Daily/Weekly Contract Clearances

We offer a black bag, food waste and general collection service to shops, factories and hotels.

About Us

The Friendly One has been established for over 10 years, stemming from an upbringing in the House Clearance trade, and as such our experience and the quality of the work we do shines through.

We are based in Harrow and cover North, West, Central and South London, but no area would be excluded - we have even undertaken jobs involving small removals from both Central London and Surrey to Scotland! - and all the surrounding Counties.

We have serviced such Housing Associations as Action Housing and Octavia Housing for a number of years and clear everything from properties which have been used as drug-dens with needle hazards, bin-stores and even emergency lopping and removal of dangerous overhanging / fractured trees.

We are skilled, versatile and reliable and have utmost respect for our clients needs and concerns and provide Property Managers (both residential and commercial) and private clients with the same level of service.
